The contract is fixed term, and you can view a copy of the contract here. Once you have secured the property with the agency fee, you will be expected to sign the contract within seven days, and also to pay the deposit on the property.
This can happen before the references or money are fully prepared but we do prefer it if everything is ready to hand in at this time. This is the legal and financially binding part of the rental so you need to make sure you understand this commitment before signing. Copies of these documents can be sent to you by e-mail prior to the contract signing. You will be given documents to read through and sign. Once all references and money have been provided, you will have one copy of each of these documents for your records. You will also be given a copy of the deposit protection certificate and prescribed information and bank details to set up your rental payment plan. We have a few payment plans for students which cover all budgets and loan plans so don't worry, we'll help you out.
Once you've provided the references and money and signed the contract, the property is yours!
Our landlords prefer our tenants to have a financial guarantor in place for the duration of the tenancy. The guarantor should be over 21 and employed in the UK. This guarantor is there to protect both the landlord and yourself. If you have trouble paying rent the guarantor would be asked to pay on your behalf. View a copy of the guarantor agreement here which we will need from you at the time of contract signing.
You will need to provide the following references at contract signing:

If you are unable to provide a guarantor you will have to pay a higher deposit on the property. The amount will be assessed on a case by case basis.
The deposit will need to be paid at the time of, or before, the contract signing. You can either pay by cash or we can give you bank details of where you can transfer the funds to. These will be given to you by a member of staff when you pay the agency fee to secure the property.
One of the most frequent questions we get asked is, "what is a joint tenancy?"
Joint tenancies are contracts agreed with two or more tenants. Each tenant signing the contract is jointly responsible for meeting the terms of the tenancy in full, including paying the rent. Under a joint tenancy all the tenants have equal rights and are equally liable to cover any defaults in rent payment.
We welcome all good tenants who wish to extend their stay with us. In line with the marketing time frames of the lettings market we need to know as soon as possible if you intend to extend/ re-sign for your property for another year. We will be in touch in November/December time and all we ask is that you let us know your intentions to ensure we can make the necessary arrangements for you.
